Once more 2004 has been a exceptional year for the property market with an average increase of 15.5% in France. In fact since 1998 property prices have increased by 70% and 47.7% since 2001.

Higher increase for the apartments : prices increased much more for the apartments (+ 17,8 %) than for houses (+ 12,5 %). Apartments, even if they are more expensive if we consider the price per square meter (2 532 € in average, against 1 838 € for houses) are less expensive regarding their seize.

Huge demand for small apartments : Regarding the apartments, the demand for small apartments has been extremely high (studios and 1 bed) with an increase of 19,6 % against + 13,5 % for the 3 and 4 bed apartments.

Paris and suburb

As usual Paris and suburb experienced the highest increases: in Paris the average price end of 2004 was 4 465 €/m2. In suburb the average price 2 726 €/m2, with a difference between west of Paris in the Hauts-de-Seine (3 367 €/m2) and east of Paris in the Seine-Saint-Denis (1 880 €/m2).

In Paris, the increase has been 13 % and 16 % in suburb. The demand is becoming higher in suburb than in Paris and even higher in large suburb.

Paris Centre :

Prices are very different from an "arrondissement" to another one. The most expensive one is as usual the 6th with an average of 7 045 €/m2, and the cheapest one is the 19th (3 232 €/m2).
